Governor’s Houses Are Available in Miller, Making Homeownership a Reality for Working Families

 – By

On Hand Development Corporation is bringing Governor’s Houses to Miller, South Dakota. These spacious single-family homes are ideal for a couple or a growing family. With three bedrooms, two bathrooms, and 1,200-square-feet on the main floor, there is plenty of space to spread out and be comfortable. Plus, each home is on a 1,200-square-foot basement, making it possible to have a five bedroom home. Best of all, these homes are sold well below market price. The first home On Hand sold and is now home to a family of six.

Affordable Homes for Miller Families

Some working families in our community wish to purchase a home but cannot afford the going market rate. These homes can be up to $100,000 less than a traditional home so they truly are an excellent deal. At On Hand Development Corporation we believe that price should not stop a family in our community from setting down roots and owning their own home. This is why we have taken the initiative to secure and sell Governor’s Houses in our community.

The first home sold before it was even delivered and the second home is ready and priced between $135,000 and $140,000. We will continue to bring Governor’s Houses to Miller so that future families can realize the dream of home ownership.

Lending Solutions

On Hand Development Corporation does not lend families the money to purchase the homes but we do work with Rural Development and Grow South Dakota, both of whom offer affordable financing solutions. In fact, Rural Development can sometimes subsidize the interest rate to make payments more affordable and they offer down payment assistance to qualified buyers. This is money that can help families to purchase a home and does not need to be paid back as long as they live in the property. Now that is a great deal!

Energy Efficient Homes

One advantage to these homes is that they are incredibly energy efficient. With a lower utility bill, owning a home can be even more affordable than renting.

See if You Qualify

Since Governor’s Houses are so affordable there are certain requirements that buyers must meet. Instead of needing to make a lot of money, families are capped at how much money they can make and what they can have in liquid assets. These homes are meant for working and middle class families, rather than people with vast resources.

To qualify -

  • A family of two must make less than $48,300 per year.
  • A family of three must make $55,200 or less per year.
  • Those under the age of 62 must have less than $90,000 in networth and less than $70,000 in liquid assets.
  • Those over 62 can have up to $100,000 in liquid assets and a networth of $175,000.

Even though there are income limits, buyers must qualify to make the monthly mortgage payment. Sometimes, Rural Development can help by offering a below-market interest rate.
